The increase can be attributed to the stabilizing of the prices of residential properties. In light of the stabilizing residential property prices, consumers saw this as an opportunity to purchase the property at a cheaper price before any potential price increase occur, which has been the trend in the past few years. Therefore the property cooling measures implemented by the government can have a positive or negative effect on the revenue of private property developers.
             In conclusion to the growth and development of Singapore's property developers, the growth in the development of private residential properties is maturing as shown by the stabilizing of residential property prices, properties developed and the properties sold. However the growth of the development of private commercial and industrial properties has been declining as shown by the stagnant property development and property prices.
             3. Level of Competition.
             For the level of competition within Singapore's property industry, Michael Porter's five forces will be used for the analysis.
             3.1 Threats of New Entrants.
             Under the selected industry, there are mainly 4 factors that will determine the threats of new entrants and the factors are economies of scale, product differentiation, capital requirements and government policy.
             Economies of Scale.
             Most of the property developers that we looked into have actually achieved economies of scale and one example would be CapitaLand. CapitaLand is one of the leading property developers in Asia and according to their 2012 annual report; they are currently managing quite a number of property development projects all across Asia, especially in the regions of Singapore and China. With the number of projects CapitaLand have on hand, they are able to have a lower output unit cost. Hence, we can conclude that there were high economies of scale in the property development industry in Singapore. .
